For approximately 30 years there has been great progress in technology focused on new digital tools applied in video games, but in turn the development of tools under the same parameters and focused on construction has allowed them to be incorporated, generating a great advance. . for the development of new construction systems and supporting new ideals that guarantee an optimization of economic, physical and social resources which in most institutions are reflected in 70% of locative maintenance and 30% in new investments. Therefore, it is of great importance to focus on reducing expenses and increasing the profits of entrepreneurs. This research seeks to generate a sequential procedure based on the implementation of different software that helps and contributes to the maintenance of homes in different buildings, a technological advance that mitigates high costs, inaccuracies and new development opportunities in such a physical infrastructure. a way that allows generating a digitization, correction and proposal of schedules, activities and sequences of local maintenance focused on its visible architectural elements that also reduce the time in searching for some type of damage in the networks or in its same infrastructure. For this, block G of the La Gran Colombia University, Faculty of Architecture, is taken as a case study and test sample based on the development of the project, denoting one of the most key spaces or spaces that require greater deterioration, such as the bathrooms. the square, in such a way that a digital twin of said space is generated and also guarantees the formulation of new schemes, methodologies or monitoring controls to carry out locative maintenance of all the existing infrastructure of this sector.
